Kartay has commenced work on its Princess Quarter Development, with Morganstone appointed as the main contractor for the new Swansea based project.

Constructed in the 1950’s the existing property, previously occupied by ‘Mama Mia’s’, is an end terrace, four-storey building of concrete frame construction. It has been unoccupied for several years and is a key building in the heart of the city centre, desperately requiring revitalising.

Kartay will bring the building back into beneficial use with a viable and attractive development that contributes to the current regeneration of the city, ensuring a vibrant, active and sustainable neighbourhood.

Redevelopment will create a contemporary, multi-storey development compromising of retail units on the ground floor and three storeys of office accommodation. The grade A office accommodation will provide a characterful workspace that is designed to high quality specification meeting the needs of the 21st Century office space in the city. The work will consist of the conversion, external refurbishment (including glazed curtain walling) and a two-storey extension including roof terrace, three rooftop meeting pods and green infrastructure.

The new building will utilise low carbon technologies in the form of high-efficiency air source heat pumps providing heating and cooling via a variable refrigerant flow (VRF) system and will be designed to be ‘all-electric’, to negate the reliance on fossil-fuel, lowering the buildings longer term carbon footprint.

Works are due to commence shortly with anticipated completion by the end of 2023.
